Off-plan means choosing your home from a finished design before it is built. At Wenamy, you pick a house design from our off-plan collection, and we build that home for you, either on land you already own or on a plot you choose through us. You see exactly what your home will look like before a single block is laid.
Many Ghanaian families prefer to build their own home rather than buy a finished one, but managing architects, contractors and suppliers yourself takes time and can quickly push costs up. The off-plan route gives you the control of building your own house, with one team taking responsibility for the project from the first costing to the day you receive your keys.
First, choose your design. Our off-plan collection includes bungalows, duplexes, triplexes, villas and cabins, each with its own facade and layout. Second, customise your home by requesting changes or extra features, such as boys' quarters, a swimming pool, a sauna, a jacuzzi or a double-volume hall. Third, confirm the location. You can build on your own land, or if you do not have a plot yet, you can explore land opportunities through Wenamy, which has access to more than 1,650 acres across various locations.
Fourth, confirm the cost and payment plan. Wenamy prepares a project costing based on your chosen design and the specifications you agree, and you then proceed with the agreed payment structure. Fifth comes construction and handover. We build your home from foundation to completion, hand it over to you, and continue to support you afterwards with warranty support and after-sales maintenance.
Yes, you can request changes to any design you choose. Additions such as boys' quarters, a pool, a sauna, a jacuzzi or a double-volume hall may increase the total project cost, so every change is agreed with you and included in your project costing before construction begins. The price shown on each design on our website is an estimated starting cost; your final quote depends on your plot, site conditions, chosen finishes and any modifications.
Payment is made in three stages. You pay 50% of the building cost at the start of the project, the next 40% is spread across the construction period according to the agreed payment schedule, and the final 10% is paid after your completed home has been handed over, subject to the terms of your agreement. If you are buying land through Wenamy, the land is paid for separately under the terms of that land transaction.

As a guide, a bungalow takes about 3.5 months to build, a duplex about 4.5 months and a triplex about 5 months. These are indicative timelines rather than guarantees, because the actual completion date depends on the specific project, the site, approvals, any modifications you request, the weather and the availability of materials.
